Occupied Homes

Staging Consultation • 2 hours • $200

Our first step in working together is a two-hour consultation with the goal of maximizing your home’s appeal for a faster, more profitable sale. Together we’ll walk through the rooms of your home, find the potential in those spaces and the furnishings you already own, and discuss cosmetic recommendations — tailored to your budget — for making your house feel brighter, more spacious and more inviting.

Afterward, I’ll provide you with a comprehensive plan for staging your home so it shines amongst the competition for potential buyers.

From there, you may choose to continue partnering with me to bring that staging plan to life — with additional services outlined below — or take the do-it-yourself route and implement the plan on your own.

Home Organization • 3 hour minimum • $150

We often don’t realize how much “stuff” we’ve accumulated over the years until we are faced with moving out of our house. Using my 4-Step Declutter process, I can work with you to determine, room by room, what is truly time to trash and designate what items you’d like to donate, sell, and store.

Accessory Shopping • 2 hour minimum • $150

Additional decorative accessories may be needed to supplement what you already have to show off your home to its full potential. If shopping distresses you or you just don’t have the time, I can shop either with you or for you for those pieces, sourcing the best items at the most reasonable prices. Whenever possible, I’ll pass along designer discounts to you to maximize your cost savings.

Occupied Home Staging • 4 hour minimum • $100/hour

If you’re feeling overwhelmed with the thought of preparing your home to sell, let’s keep working together to make your Birch Hill Interiors staging plan a reality. I can configure your furniture and accessories to accentuate your home’s best features. Using design principles, I’ll enhance the flow, function, and feel of each space. After your staging day, your home will photograph beautifully for your online listing and be a “must-see” for buyers.

Pricing varies with the size of the home

If your home is empty, buyers will be challenged to imagine themselves living there; rooms without furniture appear smaller and imperfections more visible. Staging is an absolute must and is accomplished beautifully through rental furniture, accessories, and art. Birch Hill Interiors can create a comprehensive staging plan for you. The process includes a consultation and walk-through of the home, noting what is needed in each room to highlight positive features and detract from price-eroders. I will take care of all details in the selection, rental, delivery, and staging of furniture and decorative items. When your house sells faster and for more money, I will de-stage and arrange for pick-up of all rental pieces.
